CREDAI Inaugurates Bangalore Realty Expo 2011

CREDAI (Confederation of Real Estate Developers Association of India), the trade body of real estate developers, in Bangalore on Saturday inaugurated the CREDAI Bangalore Realty Expo 2011, being held at Gayatri Vihar in Palace Grounds. The event showcases over 250 projects and brings close to 50 of the leading property developers in Bangalore and housing finance institutions to offer choices of homes at competitive prices to people. The two-day realty expo was inaugurated by chief guest Bharat Lal Meena, commissioner of Bangalore Development Authority. He said, “CREDAI has beenextremely transparent and all its members have been forthcoming. We have seen that most developers plan their projects with innovation and technology, which makes the quality of their projects excellent.” Sushil Mantri, president, CREDAI-Bangalore, said, “CREDAI Bangalore Realty Expo over the years has drawn a large number of potential customers who are looking to invest in prime properties across Bangalore from trusted developers. Carrying forward this high tradition, CREDAI this year is providing an improved platform for developers and banking institutions.The facilities and amenities for participants and visitors will set new benchmarks.” Mantri also appreciated the initiatives taken by the BDA in speeding up plan approvals. When asked about the increase in the price of properties, Mantri said, “The key reason is because of the rise in input costs; steel prices have gone up by 4%, labour cost has increased by 2.5 times, and cement cost has increased by 100%. There is 20% increase in the input cost when compared to last year.” “People’s reaction has been very good so far. After recession, the real estate industry has picked up well. East Bangalore and North Bangalore are most sought-after areas for property investment,” said Konkeli, DGM sales of Brigade Groups. International luxury hotel chain, Hyatt Group, is embarking on an ambitious medium- to long-term India plan to service not only foreign travellers to India, but also to build a strong luxury brand among the Indian travellers with its 5-star deluxe offerings. With a strong global footprint in key gateway cities that provide a foundation for expansion in high growth markets like India, the group is optimistic about creating its brand experience in the country with a combination of international flavour and local touch, reports Financial Chronicle. “In the long term, India is an extremely important destination. India has just a fewer five-star hotels than Manhattan. It is very important too for us in relation to growth. The secondary destinations in India are showing tremendous growth opportunities. Besides tapping the international and Indian business travellers, our distribution through India will also help our hotels in West Asia, Europe and the US. As the Indian market matures and there is better representation in India, the chances are better to attract customers to the rest of Hyatt worldwide,” said Peter Fulton, MD, Hyatt International South West Asia. The Hyatt Group, with its upscale brands like Grand Hyatt and Hyatt Regency and the smaller luxury brand Park Hyatt, at present offers 2,631 rooms in six Indian cities. Two more hotels, Hyatt Regency in Chennai with 327 rooms, and Park Hyatt with 209 guestrooms and 44 serviced apartments in Hyderabad, are to become operational this year. It is also planning to open Park Hyatt in Chennai and Grand Hyatt in Goa during next fiscal. “Our key differentiator will be people. Our track record over the years in India and elsewhere is of taking young people and developing them into hoteliers of the future. We will continue to do so in India and develop those resources – it has nothing to do with the bricks and mortars but it is the personality or the soul of the property that makes the difference,” said Fulton. Hyatt had 127,507 rooms in its worldwide portfolio in December 2010 with North America accounting for 71 per cent. Hyatt Regency accounted for 57 per cent of the total portfolio.

Realty Firm Supertech to Develop 255 metre Residential Tower in Noida

Realty firm Supertech today will invest Rs 600 crore to develop a 255 metre tall residential tower in Noida. The company will offer a total of 1,326 housing units with prices of up to Rs 2.25 crore in the tower that it claims will be the tallest in North India. “The project, North Eye, will be the tallest in entire region with 60 floors and 255 metre height. We will invest Rs 600 crore to develop the project,” Supertech chairman and managing director RK Arora told reporters. Asked about the source of funding, Arora said it would be largely met through internal accruals and advances from customers. The company is in talks with private equity players to raise funds. When asked at what prices the housing units will be sold, Arora said: “We will offer these for Rs 7,700 per sq ft. The prices will start from Rs 35 lakh and will go up to about Rs 2.25 crore.” The project will house 186 large flats and 1,140 studio apartments. While the sizes of the flats will vary between 1,650 sq ft and 3,350 sq ft, the studio apartments will be constructed with a fixed floor size of 520 sq ft. Arora said the company is targeting young professionals for studio apartments. Supertech will hire an operator to manage the tower and is in talks with global hospitality brands such as Radisson and Marriott for this, he added. The National Capital Region-based company is currently developing a number of projects across various cities such as Noida, Greater Noida, Meerut and Moradabad.
