Unitech coming up with Office cum Retail Complex in Gurgaon

Unitech is coming up with a commercial complex named Nirvana Courtyard 2 within Nirvana Country 2, a 100 acre integrated township located in Sector 71,72 Gurgaon. The ready-to-move office suits, in sizes starting from 486 square feet, consist of false ceiling and lighting, split ACs in all units and 100 per cent power back up. The project also has retail options such as health clubs, beauty clinics, res¬taurants with open terrace and seating for a fine dining experience, cafes, and boutiques, in sizes starting from 300 square feet. Said Nagaraju Routhu, vice-president, corporate planning, Unitech, “The office block has been planned with spacious lobbies and common areas with independent access. Highlighting the business plan of the company, Nagaraju Routhu, said, “The launch of Nirvana Courtyard 2 and The Willows is in line with the business plan of Unitech to launch almost 10 million sq ft in the next few months.” Unitech also announced the launching of Willows, an exclusive plotted residential development in Nirvana Country 2 having plots in sizes of 4,500 sq ft, designed to give liberty to the people to make a house of their own, suited to their lifestyle needs and comfort. It will also provide them the facilities of an integrated township such as advanced safety and security, power back-up and community facilities such as clubhouse, swimming pool and sports area.

Rakindo Ready to Launch 2nd Phase of Orchids Near Coimbatore

Rakindo Developers, a joint venture between Rakeen, a company promoted by the Government of Ras-Al-Khaimah and the Trimex Group in India, is ready to launch the second phase of Orchids. The company launched ‘Orchids’, a gated-community, affordable housing project in Kovaipudur near Coimbatore last January. “We opened the booking last month. Our plan is to go ahead with the construction of two and three bedroom apartments ranging from 951 sq feet to 1,236 sq feet and numbering 240 and 95 row houses in the second phase. Row houses will have 1,600 sq ft of living space, a small patch of green at the front and approximately 400 sq ft of open space in the backyard of every home,” Rakindo’s chief executive, Dr Prashant Koneru, said. “Our launch price (Phase I) was Rs 1,600 per sq feet. But in the last 18 months, with the steep rise in the cost of steel, cement, sand and labour, we have also upped our price to Rs 2,000 per sq ft. This appreciation is applicable only for those investing in the houses left unsold, which is about 25 apartments and 29 row houses,” Koneru added. Located at a distance of around 13 km from the Coimbatore Railway Station with the scenic beauty of the Western Ghats towering in the background, and with the golf-themed integrated township – Kovai Hills, coming up on the other side of the road, the demand for housing in that area appears to have shot up. The area earmarked for Orchids (Phase I and II) is 18.45 acres. The promoters floated 260 apartments and 75 row houses under the first phase of the project. “We plan to introduce smart card security system and amenities such as a 12,000 sq ft club house including a swimming pool, gym, indoor games, banquet hall, crèche and convenient store. An outdoor basket ball court and tennis court are also in the offing,” V Suresh, assistant vice president (sales and marketing), said. The developer has already commenced construction of 64 apartments under the second phase of Orchids. According to Koneru, Rakindo would start handing over the apartments and row houses (under phase I) to the respective investors in the next couple of months.

Sobha Developers Announces Completion of its Luxury Villa Project in Coimbatore

Leading Chennai Developer Launches Residential Project ‘Silent Valley’ at Thambaram

Vijay Shanthi Builders, one of leading Chennai-based property developers, has now launched a residential project, with a mix of apartments and villas, at Thambaram, a south-western suburb of Chennai. The project, Silent Valley, will come up on nearly 27 grounds (one ground = 2,400 sq ft), off Mudichur Road, an established residential region close to Th¬ambaram. Hence, we wanted to identify a concept that will differentiate ours from the rest. So we decided to develop residential units with high-end specifications at affordable prices,” Suresh Jain, managing director, Vijay Shanthi Builders, told Financial Chronicle. The company has chosen British architecture, which requires lot of manual skills to build the residential units. “While this architecture helps in saving electricity consumption by at least 20 per cent, we will use high-end Jaguar fittings in bathrooms, besides marble floorings to make it truly high-end,” said Jain. The project also offers a clubhouse, a gym, party hall and a swimming pool, besides children’s play area. It will also have a mini-theatre, yoga hall and a place for indoor games. Each block will have a stilt plus two floors and a total of 19 blocks are being developed to accommodate the residential units as well as common amenities. “The construction has already started in April 2011, and the project will be completed in 18 months’ time,” Jain added.
