Third Edition of NAR to be Held at Hyderabad from July 23

Hyderabad, July 20 (PTI) The third edition of the National Association of Realtors (NAR)-India Convention 2011 a two-day convention and exposition will begin on July 23 here. The event is hosted by the Andhra Pradesh Realtors Association (APRA) in Hyderabad and it promises to be the “bigger and better” than its earlier editions in Pune and Chennai, Shailender Singh, chairman, NAR-India Convention and Expo 2011 said. “During the two-day event, activities like stall expositions, panel discussions, brain storming sessions, cultural activities and networking get-together will be organised. As many as 1,000 delegates from across the world are expected to participate in the event,” he said. Currently, there are 16 cities under NAR-India and the figure will grow to 20 before the convention. NAR was formed to professionalise the broker business and change the perception of how brokers and realtors are looked upon, he said. “NAR-India will first bring professional realtors together and then assist them to form associations in different cities, from where, they can grow and also compete nationally and internationally,” Singh said. He said that the event will also provide an opportunity to interact, network, market and build relationships, besides being an interface for education programs, expo and cultural activities with brokers from all over India, USA and Europe taking part. “Real estate giants like Phoenix Group, K Raheja, Alexandria Real Estate Equities Inc, Koncept Ambience,Manjeera Projects Ltd, Indu Projects Limited, Emaar Properties are taking part in the event,” he added.

ET Spcl: Urban planning for better cities

The India real estate Industry is consolidating its position and strengthening its fundamentals as the economy get sets for traversing a high economic growth trajectory. It is estimated that by 2030 the GDP of the country will multiply five times. There will be 590 million people living in cities, nearly twice the population of USA today and 91 million urban households will be middle class, up from 22 million today. During the next two decades $1.2 trillion capital investment is necessary to meet the projected demand in India’s cities. This is because 700-900 million square metres of commercial and residential space needs to be built and 2.5 billion square metres of roads will have to be paved, 20 times the capacity added in the past decade. In this background the recent Mc.Kinsey global institute’s report on India’s Urban Awakening has also brought forth some major concerns for Indian real estate industry . The recently held Real Estate Convention, organised by The Economic Times , was the perfect platform to deliberate upon major issues and discuss concerns related to the real estate sector. The convention brought forth all the stake holders ranging from developers, policy makers, to financiers and customers on one integrated platform. Among other things the speakers in the convention focussed on the challenges that are there in terms of land and transport infrastructure for the future growth of real estate in the country. In her inaugural address Kumari Sailja, minister, Ministry of Housing & Urban Poverty Alleviation , pointed out, “India is experiencing rapid urbanization , commensurate with the immerging economy that India is today. About 30 % of our population lives in towns and cities and in next two decades almost half of our country’s population would be living in cities and towns. So the challenge in front of us is huge. To cope with it we need effective urban planning . And the major aspect of urban planning would be transport, infrastructure, industry and housing.” In his keynote address Jaipal Reddy, Union Minister for Urban Development , highlighted the immediate steps needed to be taken. “Government of India is providing a boost to urban infrastructure in partnership with state governments through JNNURM. But as compared to global levels our efforts are just 30% and global average is more than 50 %. In the next 20 years our urban population will doubled up. It is both a huge problem and an equally big opportunity . Gurgaon plans to get high

As the height restriction on the construction of hi-rise buildings gets deregulated in Delhi and other NCR towns including Gurgaon, a number of developers as well as HUDA have planned 150-180-metre-high skyscrapers in the Haryana city. The first real estate firm to announce its plans is Ireo, which claims to have got necessary height clearances from various agencies to construct a 180-meter high residential tower with 51 floors in Gurgaon. The tallest residential hi-rise building in the city measures about 90 meters and has 25 floors. Ireo claims its proposed high-rise will be the tallest residential tower in northern India. In Mumbai, a number of buildings already exist in the range of 144-249 metres. Other developers who are to announce their ‘hyper hi-rise’ plans include MGF, DLF and Raheja Group. Raheja Group claims to have received permission to construct a 170-m tall, 50-floor-high residential cum commercial tower in Central Delhi from agencies such as Airport Authority of India (AAI). HUDA also has plans to construct its own iconic office building HUDA City Center in Sector 29, which is proposed to be 150 meter high. Before August 2008, the maximum permissible height limit in Gurgaon was 90 meters only. If Haryana has lifted height restriction for the residential and commercial buildings to be planned in new sectors earmarked in Gurgaon Master Plan 2021 in August 2008, Delhi has been a step ahead. “We will have three hi-rise towers in Ireo Victory Valley in Sector 67, 180-m tall and with 51 floors. These will be the tallest towers of North India,” said Varun Khana, the director of Ireo Management Private Limited told HT. Khanna said that his company had tied up with a “top-notch global company,” the identity of which he refused to disclose. Navin Raheja, the CMD of Raheja Group said that his company too had grabbed height clearance permission from AAI for its forthcoming residential cum commercial tower (170 meters) in Central Delhi. Raheja said, “It would have helipads and party lawns for the occupants.
